    We talk to previous landlords, verify employment and income, and check any other necessary references in order for the owner to make an informed decision.
  9. Approval
    We invite all owners to be part of the approval process.Once the screening and verification have been completed, we'll present the prospective tenants to you for your blessing. The owner always has the final say with regard to a tenant approval.
  10. Terms Agreed
    We'll negotiate the terms of the lease between the tenant and owner, maximizing your ROI. Things like deposits, move in dates and length of lease are some things that we can leverage to secure a quicker cash flow scenario.

    Gone are the days of inconvenient meetings, fax machines and bad photocopies. With our electronic signing services you will be provided with clean, easy-to-read documents delivered right to your inbox.

    At or before move in day, all funds received will be certified funds. This means you don’t have to worry about discovering a bounced check when a tenant has already taken possession.
  13. Move-in Compliance
    We will supply a move in condition report as required by WA state so that you are in compliance. We will ensure that proper move in documents have been created and filed.   1. Rent
    We offer a $99 property management package to uncomplicate your life! We'll collect rent every month, and your tenants will have multiple ways to pay including our 24/7 online portal.
  2. Utilities
    We supply the tenants with the information necessary to transfer utilities into their name. When possible, we also monitor the water and sewer bills to make sure they are current, minimizing your risk.
  3. Delinquencies
    We post 3 day notices to pay or vacate, 10 day notices to comply, and proactively monitor any financial discrepancies to avoid major financial problems.
  4. Complaints
    The complaints come to us, not to you!
  5. Repairs
    Property repairs come up? No problem. Our highly vetted and trusted exclusive list of vendors will supply us with repairs for bids to get the project handled as efficiently as possible.
  6. Move in/out
    We'll make sure people get moved in and moved out properly. Our experience representative will document blemishes and damage at both move in and move out, to determine how much the settlement charges are. This is very important, and must be done carefully to be in compliance with the state.
  7. Accounting
    "We provide monthly owner statements that break down all collections and disbursements as well as a year end 1099 and a year end statement that makes working with your own personal CPA a breeze.
